Smart Move: Domino Loft Maximizes Space in Micro Apartments

A 500-square-foot condo feels a lot larger when you can manage to fit a bedroom, guest bed, dining area, work space and closet in one tiny room without cluttering every possible surface. To prove that it’s possible, the designers at ICOSA teamed up with Peter Suen to make the most of a very modestly sized residence in San Francisco’s Financial District, creating a clean, contemporary, adaptable solution that translates to other small spaces.

The Domino Loft is the result of testing a wide variety of space-saving features within the limited apartment, which has high ceilings, but only one room to work with aside from the kitchen and bathroom. The designers tried drop-down ceilings, movable walls and other more complex ideas, but ultimately settled on the tried-and-true loft concept as the simplest and most effective way to maximize every inch of available space.

The room-within-a-room features a partially enclosed space topped with a sleeping loft, which is accessible via sliding library ladder from the closet area. Inside, a thin and light bed comes down from the wall, and its bottoms surface acts as a whiteboard when stowed away. There’s a built-in bench next to a fold-down dining table, a standing desk and lots of storage. The closet fits an impressive number of shoes and offers drawers as well as space for hanging garments.

Made of concrete panels, wood slats, metalwork and custom cabinets, the components were fabricated off-site in an Oakland workshop before assembly within the apartment.

DIY Loft Kits Bridge the Gap Between Furniture & Architecture

Add 160 square feet to your tiny, high-ceilinged apartment without consulting an architect or getting a permit thanks to DIY loft kits that fall somewhere between a renovation and the lofted beds you can snag at IKEA. A company called Expand Furniture makes the process of creating a mezzanine level as easy as installing a large piece of furniture, with models ranging from a bed platform to a entire extra room.

The three kits don’t come cheap, ranging from about $ 1,500 to over $ 4,000, but they’re still less pricey than permanent additions, and don’t require owning your apartment or getting your landlord’s permission to remodel. The DIY Loft Bed Kit has enough room for a mattress, nightstands and a bit of free floor space, and takes just four hours for two people to set up.

The modular Vancouver DIY Loft T8 Kit is height- and width-adjustable, and you can add on all sorts of accessories, like stairs of varying steepness, skylights and a variety of guard rails. The priciest kit, the New York DIY Loft T15, is large enough to be used as an entire elevated bedroom or office. All of the kits ship flat-pack from North American warehouses.

Expand Furniture also offers a range of impressive transforming items for compact spaces, including murphy beds, pop-up coffee tables and bookcases that flip around to reveal either a fold-down work surface or a mattress, all in one slim unit. The website is full of fun stuff for small-apartment-dwellers to fantasize about purchasing, if only they had $ 8,000 to drop on a king-sized bed hidden behind a sofa.

Located in Wigmore, Scotland, The Open Book is an independent retailer that lets interested parties both rent the flat above the store and oversee its operations during their stay. Guests inclined toward working vacations get to double as volunteers, performing all the duties of the shop owners, including opening, closing, shelf restocking and display design.

It may not be a fun novelty for every type of traveler, but presents an opportunity well-suited for those of us who are bookworms, like to stay busy, learn new things and meet locals on getaways.

At less than $ 50 USD per night for up to two guests, the work effectively subsidizes the stay, not to mention giving a more complete experience of the place.

Sunken Sky: Courtyard Light Well Suspended in Warehouse Loft

A formerly dark, poorly ventilated caviar warehouse is illuminated naturally thanks to a sunken courtyard with a retractible glass roof, connecting the interior spaces to an outdoor terrace, acting as both a space and a sort of floating lantern in the unit. Many of the historic details of the 1884 building in Manhattan’s Tribeca North have been preserved in the renovation, including weathered roof joists, antique windows and brick walls.

The converted loft by architect Andrew Franz occupies the top floor and roof of the old industrial building, reusing as many of the original materials as possible. The glass courtyard functions as a mid-level in the open-plan space, with a new staircase with reclaimed walnut roof joists as the treads and landing leading up to the transparent indoor/outdoor room.

When the retractible roof is open, fresh air flows freely into the living space. When closed, it functions as a 150-square-foot skylight during the day. An additional staircase provides access to a rooftop garden planted with native, low-water plant species.

New walnut cabinetry connects the modern elements of the loft to the historic, highlighting the building’s industrial past and simultaneously creating a space that feels warm and comfortable. Vivid orange in the kitchen backsplash and furniture add pops of color throughout the mostly-neutral space.

Modular Micro-Pad: 85 Sq Ft Loft Full of Slide-Out Surprises

Using a system of large sliding doors and functional-filled drawers to transform a maid’s quarters into a whole home, this small-footprint apartment in Paris gives a (much more positive) new meaning to the phrase ‘hole in the wall’.

Sleeping, cooking, eating, washing and storage are all packed into 8 square meters using a system of unfolding flat-pack furniture items, hidden spaces and dual-purpose built-ins, custom-designed by Kitoko Studio.

Like a Swiss Army Knife writ large, many items serve more than one use, like a staircase for climbing up to bed that also has built-in shelves that tuck back into the wall.

The kitchenette and bathroom are as compact as can be, packing essential plumbing into the tightest spaces possible in order to maximize the still-limited open space at the center of the design.

Bright white walls with minimal decor help the space feel lighter and more open despite its necessarily-cramped nature and odd wedge-shaped configuration.

At the top of a former cardboard box factory built in 1915, within a clock tower overlooking Brooklyn and Manhattan, is one of New York City’s most remarkable residences. The pinnacle of the Clocktower Building is a three-story penthouse measuring over 6,800 feet, with four 14-foot glass clocks – one on every wall of the top floor.

The clocks offer massive, unparalleled views of the city in all directions. Additional windows provide a look at the Manhattan Bridge to the Statue of Liberty from a soaking tub. Or, simply go on the sky roof cabana and enjoy it in the open air.

Transformed from its industrial past, the penthouse features a ceiling that extends from 16 to 50 feet in height, as well as a glass-enclosed, three-story elevator running up the center of the space. It entered the market in 2009 for $ 25 million – the most expensive apartment on record in Brooklyn by far – and has now been lowered to $ 18 million.

Quintessential Conversion: The Ultimate Warehouse Loft

A historic 1880′s warehouse in Melbourne, Australia has been converted into a stunning luxury home with high ceilings, exposed red bricks walls and dramatic archways. The addition of new wood floors, white drywall and a modern kitchen make the space livable without overpowering it.

The renovated apartment is located in ‘Leicester House’, a five-story Neo-Gothic building in downtown Melbourne with deep cornices and detailed Florentine arches on the exterior. Most of the spaces within it are still in use as offices.

While many aficionados of warehouse conversions would likely prefer to see less carpeting and more modern furnishings, the space itself exudes all the historic charm that you could wish for in a building of this age, particularly in the ceiling and the brick walls.
